The technical responsibilities of the Building Services Engineer include the management of the operations, maintenance and repair of building systems and equipment using appointed specialist companies, acting as the single point of contact for all third parties. This encompasses all aspects of routine and emergency operations of the facilities of Testimonio II that ISM is responsible for under the lease agreement.

Key responsibilities include:

  • Inspecting and analysing equipment, diagnosing issues or malfunctions, and making necessary decisions to minimise service interruptions and equipment downtime.
  • Contributing to equipment maintenance planning to minimise service interruptions and safety risks.
  • Organising and ensuring various maintenance and repair work related to installation (boilers, chillers, HVAC equipment, and building infrastructure in general).
  • Ensuring compliance with contractual KPI/SLA agreements.
  • Supervising the daily operation and maintenance activities performed by the ISM’s Concierge Team and Mechanical Electrical Plumbing (MEP) contract personnel.
  • Providing guidance and mentoring, if needed, to the Concierge team to perform building infrastructure tasks comprehensively, accurately, and with outstanding customer service.
  • Performing a wide variety of complex operational procedures to ensure proper functioning of building mechanical rooms, emergency generators, and others.
  • Conducting scheduled tours of all mechanical rooms to ensure optimal performance.
  • Analysing risks and prioritising tasks for management.
  • Attending regular meetings with service providers and being the primary contact within ISM.
  • Responding to all emergencies during after hours and taking appropriate actions to identify issues without compromising watch duties.
  • Ensuring that all engineering / electrical spaces are in a neat and clean condition at all times.
  • Ensuring that reactive tasks throughout the building are completed, and being proactive in highlighting areas where improvements can be made.
  • Ensuring subcontractors adhere to contract requirements, validating subcontractor work, and ensuring safe operation while repairs or services are performed on-site.
  • Working with service providers to ensure availability of suitable spare parts for both maintenance and repairs.
  • Ensuring work Methods Statements and Risk Assessments are prepared and used for all tasks undertaken to ensure consistently safe working practices.
  • Leading the procurement of a CAFM system to enable better building management and demonstrate compliance.
  • Reviewing and advising on all service provider quotes and verifying invoices.
  • Ensuring all safety, environmental, and site standards are strictly adhered to in facilities by ISM and their service providers.
  • Ensuring compliance with OSHA regulations and all applicable building codes.
  • Occasionally attendance may be required outside of normal school hours 08:00-17:00 Mon-Fri.

 

Skills/Qualifications:

  • Professional experience directly or indirectly in mechanical rooms and plumbing, heating, ventilation, and air conditioning systems.
  • Competent and technically qualified regarding equipment, systems, and installations.
  • General knowledge of industry maintenance and repair practices.
  • Proficient computer skills.
  • Ability to work independently and plan work without direct supervision.
  • Experience in supervising work execution or equivalent position.
  • Fluent in English and French.
  • Confident and motivated.
  • Ability to mentor and improve the performance of the building team x 2 people.
  • Strong problem-solving skills.
  • Ability to collaborate effectively with internal teams and stakeholders.
  • Ability to analyse risks and put mitigating measures in place to reduce the impact.
